Valya Rental Guidelines

Our General Guidelines

  • Each occupant 18 years or older must be on the application.
  • Each occupant 18 years or older must fill out and pay for a credit report & background check report through our third-party processor.
  • Photocopy of a valid government issued ID for each applicant.
  • Valid government issued Social Security number for each applicant.
  • We do not rent sight unseen. For your protection, we require that you inspect the interior of the unit of your choice carefully to ensure amenities listed are actually present.
  • Rental History: 12 month of previous landlords & rental history.
  • Proof of Income: 2 most recent pay stubs or most recent tax returns if self-employed.
  • Combined monthly income of occupants totals at least 3X/monthly rent (Example if the rent is $1,000.00 per month, your gross before taxes must be at least $3,000.00 per month. Proof of income must be provided. If employed- we will need your most recent paystubs.
  • Co-signers/Guarantors are required to be on the application and have a credit score of 700 or higher and will be factored into the applicant screening score to determine application result.
  • Picture and description of your pet(s), breed, age, weight, and height, must be submitted with the application (If applicable).
  • There is a $30 application processing fee. Application fees are non-refundable under any circumstances.
  • All of our properties are non-smoking.

Qualification is based on a tenant screening score from a third-party processor. The scoring system is not based on credit (FICO) score alone, it is also based on multiple factors including credit history, income, past-due debt, type of debt, collections, and more.

IMPORTANT: Until a lease is executed for the particular property, management will continue to accept applications. Even approval of an application does not guarantee placement unless and until a lease is executed. A subsequent application may be approved in a quicker time frame depending on the objective quality of the applicant and the particular criteria for that property. Applicants will be notified of their application results and placement once the application is complete.

All applicants must be well-qualified and meet certain financial and personal standards.

Common reasons applicants are declined include but are not limited to the following:

  • Combined monthly income is below 3x/monthly rent or insufficient documentation.
  • Application score (not credit score) is 499 or below.
  • Debt to income ratio is greater than 50%.
  • Excessive past-due debt.
  • Active bankruptcy or one that has not been discharged for at least 6 months.
  • Any current or previous evictions within the past 7 years.
  • Negative rental history, landlord references, evictions, or unpaid balances due to landlords or utility companies.
  • More than 3 unrelated occupants or roommates.
  • Smoking or vaping.

DO NOT SUBMIT YOUR APPLICATION WITHOUT READING AND AGREEING TO THE ABOVE INFORMATION. APPLICATIONS WILL NOT BE PROCESSED UNTIL AGREEMENTS ARE COMPLETED, E-SIGNED, AND APPLICATION FEES SUBMITTED.

Valya Properties lease requires all Tenants to acquire a policy of renters insurance and show proof of $100,000 in Tenant Liability Insurance.

Please be sure that your policy meets the following criteria prior to submitting a copy:

  • Policy is purchased from an A-rated carrier.
  • Policy meets or exceeds the required $100,000 in property damage and legal liability and $500,000 if Landlord has approved a pet dog.
  • Tenant Personal Contents Minimum $10,000 ($500 Deductible).
  • Additional Living Expenses $2,000
  • Valya Property Management is listed as “Additional Interest”.

Please be advised that Valya Property Management is not an Insurance Agent and we recommend consulting a licensed insurance agent to explore your options prior to purchasing a policy.

Your rent is due in the Valya’s office on or before the 1st day of each month.

We accept direct deposit, Zell (Avoid scams and contact us to verify account prior to making your transfer), cashier’s checks, money orders, certified personal checks. We do not accept cash or credit cards.

A security deposit is a fee paid on top of your monthly rent that is generally due upon signing your lease agreement. The security deposit depends is the home is furnished or unfurnished. General rule, security deposit for unfurnished deposit may equal up to 2 month rent. If the residence is furnished, the landlord may charge up to 3 month rent.

If you return the home in the same condition as it was when you moved in, then yes, you would receive your deposit back.

Co-signers/Guarantors are accepted to offset deficiencies in income, rental history, or credit. Cosigner must provide valid driver’s license, or government issued identification with photo. Credit score must be at least 700. Gross monthly income for individual cosigner must be at least 4 times the proposed monthly rent. Proof of income must be provided in accordance with the Income Guidelines listed on this document. Other outstanding credit payments cannot exceed 40% of gross monthly income (excluding proposed rent amount).

(Please note; the property owner has the discretion to decide whether they will accept a cosigner.)

Pets are only allowed on properties where the owner has approved pets. If it is a pet friendly property there may be an additional deposit required depending on size and breed. Please note that only select property owners allow pets. Most owners don’t permit the following breeds: Pit Bulls, Alaskan Malamutes, Rottweilers, Akita, Chow, American Staffordshire Terrier, American Bulldog, Doberman Pinscher, Boxer, German Shepherd, Great Dane, Siberian Husky, Wolf-hybrid, Presa Canario and any dog that has any of the above breeds in their lineage. If a dog has a history of violent behavior, it is determined to be a dangerous dog no matter what its pedigree and it is then not allowed on the property. A photo of your pet is required as well as an additional Security Deposit. All of our properties require renter’s insurance. Policy coverage shall include a minimum of $100,000 liability if no pets and a minimum of $500,000 if Landlord has approved a pet dog. Assistive animals for persons with disabilities are not considered “pets” and are exempt from the foregoing. No additional insurance will be required for an approved emotional/assistance animal.

A lease renewal is effectively a new lease, which means your rent could increase or stay unchanged. Renewing your lease can save you from the added stress of searching for, finding, and moving into a new place, not to mention going through the credit and background check all over for the new place.

Please read your new lease carefully. If you decide to part ways, most properties ask for 30-60 days’ notice.

If you’re an annual lease term, Valya Property Management will be contacting you for your intent of lease renewal. If you are on a “month to month” lease, You will need to turn in written 30-day notice (please click to download) to Valya Property Management of intent to vacate. All adults listed on the lease must sign the notice.

When you sign a lease, you are agreeing to pay rent until the end of the lease term. If you move out of your apartment before the end of your lease term, you may be subject to termination fees and remaining lease payments. You will also likely forfeit your security deposit. In addition to the monetary penalty, breaking a lease can also have a negative impact on your credit score, which may make it more difficult for you to secure an apartment, credit card, or a loan in the future.
It’s best to carefully read your lease agreement before taking action. Talk to the on-site leasing team to discuss your options.

Avoiding Scams

Some scammers may spoor listings, claiming that a homes for rent, or sublease, for a low price with easy terms. It is important to be diligent and verify listings for accuracy and never send any payment until you have confirmed that the home listing is legitimate by contacting the property you will never receive a request from Valya Property Management requesting that you make payment by a method outside of our leasing office.

To avoid potential rental scams, follow these tips to and don’t fall victim to a potential real scam:

  • Always verify listings by contacting the property directly. You can always visit valyaproperties.com to get contact information for a property you may be interested in. Valya Properties do not allow subleasing for our properties. If you see an ad for subleasing a unit, It is likely a scam.
  • Valya Properties will always require documentation prior to payment being due for any purpose. Do not make any payment without first speaking to property staff and engaging in the leasing process. We will never use direct payment platforms like Venmo, or Apple Pay to accept money.
  • Valya Properties will never ask you to wire money to an account for any purpose, including rent, a deposit or other fees. If someone asks you to wire money through a platform such as Western Union or MoneyGram, especially to foreign countries, you are being scammed. Western Union and MoneyGram are very popular for Internet scams because the funds are available at an instant, are untraceable and accessible worldwide.
  • Valya Properties and team are located within the continental United States. If you are interacting with someone outside of the country or overseas, you are likely being scammed.
  • If you are interacting via email with a leasing professional, their email address will likely end in @valyaproperties.com. Never email sensitive information such as social security numbers in any situation. For rental applications, Lincoln uses a leasing portal and personal information should not be emailed.

  • If you have paid fees outside of the valyaproperties.com portal or your portal from the community’s individual website, you may be a victim of a rental scam. Make sure to report any scam to your local law enforcement agency. You can also file a complaint and learn more about rental scams at consumer.ftc.gov.
